Shingles Roof

 

Roof shingles are referred to as either Standard Shingles or Designer Shingles. Standard shingles are also known as 3-tab shingles whereas designer shingles are also known as architectural shingles.

Designer/Architectural Shingles

Architectural shingles cost a little more than standard/ 3-tab shingles; but, they are made of thicker material and, typically, carry a 50-year manufacturer warranty. Architectural shingles also provide more style options and a distinctive, textured appearance. Architectural shingles are rated to resist higher wind speeds.

Standard/3-Tab Shingles 

3-tab shingles cost less than architectural shingles because they are made of a thinner material.
3-tab shingles, typically, carry a 20-year manufacturer warranty.

Flat Roof

A flat roof is a low-slope roof; typically installed over a porch under 2” vertical units by 12” horizontal units (2:12). Flat roofs can be perfectly level (i.e. flat) and Florida Building Codes state water is allowed to pond for up to 48 hours after a rainfall on a flat roof.

Most flat roofs on residential homes are made of modified bitumen rubber; also known as torch down. The life expectancy and maximum warranty of a modified bitumen rubber flat roof is, typically, 10 years.

Torch Down Roofing 

Modified bitumen is made of a rubber-asphalt mix and is applied by a large open flame, which exposes your home to the inherent, potential danger of combusting during installation.

Self-Adhering Roll Roofing 

An alternative to a torch down flat roof system is a self-adhering roll flat roof system.  However, self-adhering roll flat roof systems do not adhere 100% on vertical seams, and does not adhere well to non-flat surfaces resulting in a greater chance of leaking (but, no chance of fire).
